Yes. Indian citizens — both residents of India and NRIs — can purchase freehold property in Dubai's designated freehold zones without any nationality restrictions. Indian residents remit funds under the RBI's Liberalised Remittance Scheme (LRS), which allows up to USD 250,000 per individual per financial year. For a larger purchase, multiple family members can each remit their annual LRS limit. Remittance must be made through an authorised dealer bank using Form A2 with property documentation. NRIs can use their NRE or NRO accounts without LRS restrictions. The process has six steps: (1) Property selection — shortlisting based on your budget, investment goal, and preferred area; (2) Reservation — signing a reservation form and paying the booking amount (typically 5–10%); (3) Sales Purchase Agreement (SPA) — executing the contract with the developer or seller; (4) LRS/FEMA-compliant remittance from India to the developer or seller's escrow account; (5) DLD registration — the property is registered with the Dubai Land Department and a title deed is issued in your name; (6) Post-purchase setup — property management, tenanting, and income repatriation to India. The main costs are: DLD transfer fee of 4% of the purchase price; DLD registration trustee fee of approximately AED 4,000–4,600; agent commission of approximately 2% (typically paid by the buyer); and for off-plan projects, an Oqood registration fee of 4%. If using a mortgage, bank arrangement fees and a property valuation fee apply additionally. For Indian buyers, currency conversion costs and wire transfer fees from India should also be factored in. Yes. The UAE offers a 10-year renewable Golden Visa to property investors who purchase a freehold property valued at AED 2 million or more. As an Indian passport holder, you can hold both your Indian citizenship and UAE Golden Visa simultaneously — Dubai property does not require renouncing Indian citizenship.
